Property Valuation

An accurate property valuation is the first and most important step when selling your home. Only a professional assessment gives you clarity about your property’s current market value – whether it’s a single-family house, apartment, or multi-family building. Our Boutique Homes agents are with you every step of the way.

Here we show you the steps of the free valuation process.

1. Property Viewing

Book your appointment now and find out how much your house or apartment is currently worth.
This way, you begin the sales process well-informed and increase your chances of a successful sale.

Our agent visits you in person and inspects all rooms – including the basement, attic, and auxiliary spaces.
This is also your opportunity to share the unique features of your property and tell us more about the neighborhood.

Documents Needed for the Valuation

For a reliable house or apartment valuation, we require:

  • Building insurance policy
  • Floor plans
  • Information on any major recent renovations, if available

For condominiums, please also provide:

  • Condominium deed, including details of shared ownership

2. Hedonic Valuation

Our real estate agents combine their expertise with modern valuation tools to provide a realistic assessment based on past, actual property transactions. By incorporating numerous specific quality features of the property and extensive comparative data sets, an objective market value is determined. This method of valuation, based on previous transaction data, is called hedonic valuation.

3. Market Analysis

In addition to the valuation, we conduct a market analysis, reviewing:

  • Which properties are currently available
  • How your property compares
  • Current average prices per square meter

This data forms a valuable basis for setting the listing price. The final listing price is always determined in consultation with you, taking your personal goals and preferences into account.

Price per Square Meter as a Key Metric

Price per square meter is one of the most important metrics in property valuation. It allows direct comparison with similar properties in your area.

Buyers often rely on this figure, and it also guides how your property is positioned on the market and how many potential buyers it can reach.

Presentation of the Valuation

After the analysis, we present a price range where your property is likely to sell:

  • At market value: Estimated sale duration: 30–60 days
  • At a higher price: Longer marketing period, but potential for a higher return

Ultimately, as the seller, you decide the listing price, based on our professional guidance.
