Define Your Needs

Before starting your search, it pays to be clear about your priorities:

  • How many rooms will you need long term?
  • Should there be space for children, or are you planning to downsize?
  • Are there any non-negotiable features your new home must have?
  • Which regions or municipalities in the Canton of Zug are most appealing?

A clear picture helps you find the right house or apartment in Zug more quickly.

Determine Your Budget

Financing a property in Switzerland follows specific rules:

  • At least 20% equity is required.
  • Up to half of this equity can come from your pension fund (2nd pillar) or pillar 3a.
  • Important: The bank valuation may differ from the listed sales price.

Especially in Zug’s dynamic property market, it is advisable to obtain a financing confirmation from your bank.
This proves to sellers that you are a serious buyer – a decisive advantage if multiple parties are interested.

Property Viewings

Visit properties that interest you – and keep an open mind.
As the new owner, you have the opportunity to adapt a property through renovations or upgrades. Often, it pays to see potential where others only see flaws.

In Zug, attractive houses and apartments tend to sell quickly, so we recommend scheduling viewings without delay.

Reservation or Offer

If a property convinces you, there are two options:

  • Reservation: Sign a reservation agreement.
  • Offer: If the price seems high, submit a non-binding purchase offer via form.

Once the reservation is countersigned, you pay the agreed deposit within five days. From then on, the property is no longer shown to other buyers.

Draft Contract & Negotiation

Next, the notary prepares the draft contract. During negotiations, the details are finalized:

  • Payment arrangements
  • Exact handover date
  • Possible inclusion of furniture

Notary Appointment

The purchase contract is officially signed at the notary’s office in Zug or nearby. Buyer and seller either attend in person or are represented by power of attorney. Shortly afterward, you will receive an electronic copy of the contract; the original follows after land registry entry, usually within one month.

Handover

On the agreed date, the keys are handed over. Together, we verify on-site that all conditions (e.g., clearance, cleaning) are met. After that, you can take possession of your new house or apartment in Zug.

The path to homeownership consists of clear steps. With the right preparation and an experienced partner by your side, your dream of buying a house or apartment in Zug becomes reality.
